Nah, a brother and sister who lived with their mother here. Mom passed, brother and sister hate each other. Sister has all the loot. Brother is panhandling around here and is suffering from mental illness. She is ill. In order to get him help, we have to shut the place down..

The board met with the women last night. She wanted us to unfreeze her accounts. We decided no, since she has made zero effort to come up with a way to pay us. She has about $185 in equity in her condo. She has taken out a home equity loan before so she knows how this works. She is mainly trying for us to get rid of the $9k in interest and penalties plus lawyer fees and court cost removed. We didn't fall for her dumbphuckery...

I want my money. I have a section of roof being replaced next week. That's $8500. I have four balcony deck replacements which go for about $2000 grand apiece. 2 hallways need new carpet, that's $5000 apiece. A new heater is on the way for $3500. The place is 30 years old and has been neglected maintenance wise. Previous boards worried about dead bushes... I am going to assess everyone $4500. We have 222 condos here. Maybe I will get all the roofs done and numerous stucco walls repaired. Putting in the right size gutters also....


So, I have lawyers who roasts the deadbeats and we collect the lawyers fees from the deadbeats. Don't pay? The place will go up on Sheriff's sale....

Default judgment against the deadbeat brother and sister. Writ of Eviction is in the works. The brother is mentally ill but won't accept help. I believe he will be a ward of the Commonwealth soon.

I have tu others that are ready for the lawyer..... The lawyer charges $250 for the letter. He says 8 out of 10 times, they pay up. When it has to go to court, he charges for the court costs and 30% of the loot recovered. We always have it in there that they pay for the lawyer and court fees.

A-8 had their bank accounts frozen........ Tu more have been sent to the lawyer.... I expect a sheriff's sale some time around Christmas.... I will be waiting for a few ghosts to show up....

The money is rolling in. I had three of them pony up after the lawyer sent them that $250 each letter to put the squeeZe on them. There is more to come. The one with the biggest flex left whimpering like a beat puppy. One of them, the one with the frozen accounts, his brother is the one living there and hasn't paid. The lawyer froze the executor of the mom's will accounts. He has to pay the interest and penalties plus the lawyers fees. A real kick in the balls. I don't think the brother is going to be invited to Thanksgiving this year.
